Sam is a co-founder and Principal of Northwest Atlantic. Since 1985 Sam has exclusively represented some of North America’s most recognized retailers and interacted with Canada’s most preeminent landlords and developers. His vision of Canada’s constantly changing retail landscape has helped retailers implement their Canadian real estate strategies, allowing them to outsource their real estate function and receive the highest quality of local market knowledge.
Sam’s experience and understanding of leasing, consulting, and operational issues, as well as his extensive market knowledge have proven to be valuable tools to retailers who are both expanding and/or re-evaluating their Canadian operations.
Sam is a recognized leader in his field and has been a featured speaker at seminars sponsored by NAIOP, ICSC and the Real Estate Forum. Tenants represented by Sam include Best Buy, Future Shop, Pier 1 Imports, HomeSense, Winners, Chapters, Indigo, Whole Foods, Planet Hollywood and the Forzani Group. Sam has spent time over the past several years developing relationships with a base of European retailers who are preparing to enter the North American marketplace. He has become an authority on Canada and the logistical issues surrounding international expansion.
Tim Sanderson is a co-founder and Principal of Northwest Atlantic and has over 23 years of real estate experience, exclusively devoted to working for retailers. Tim held a number of senior real estate management and executive positions for several national retail chains during the heady expansion of the late 1980’s and early 1990’s.
For over 19 years, Tim was responsible for overseeing and implementing the expansion program for Costco Wholesale in Eastern Canada. The opportunity allowed Northwest Atlantic to be on the leading edge of new power centre projects across Canada. Tim’s experience and understanding of the land development process, including rezoning and site planning, benefits all of Northwest Atlantic’s clients.
In addition, Tim has represented many expanding retailers throughout Canada including The Shoe Company, Restoration Hardware, Old Navy, Solutions, Polo Ralph Lauren, Revy Home & Garden Warehouse, Cineplex Odeon and Apple.
Tim has a Bachelor of Arts degree in Political Science and a Master’s degree in Environmental Studies, specializing in urban planning and land development. He has been privileged to participate as a speaker on various panels sponsored by the Urban Development Institute, NAIOP and the Real Estate Forum.
Lawrence Hildebrand joined Northwest Atlantic in 1992 and became a Principal of the firm in 2008. Lawrence has over 20 years experience in the real estate industry with the majority of them specializing in retail tenant representation with Northwest Atlantic.
He has represented many of North America’s finest retailers including PetSmart, Old Navy, Adidas, Chapters, Future Shop/Best Buy, Cineplex/Galaxy and Chatters. Lawrence’s skill and experience allows him to implement a complete expansion program; from initial market strategies, through site analyses and deal negotiations. He has vast market knowledge and experience covering areas from Ontario to Atlantic Canada.
Prior to joining Northwest Atlantic, Lawrence spent four years with a major North American developer, adding to his real estate skills. He holds a degree in Urban Economic Geography from the University of Toronto.
Russell Godwin is a Principal of Northwest Atlantic. Russell has been in the real estate industry for the past 17 years, specializing in retail tenant representation.
Russell has represented some of Canada’s finest retailers such as Shoppers Drug Mart, The Beer Store, LCBO, Mark’s Work Wearhouse, Part Source and Hart Stores on various transactions. Russell assists his clients with their expansion programs, initial market strategies, site selection and analyses, and deal negotiation whether it is a lease or an acquisition. Russell also applies his real estate knowledge assisting clients throughout Ontario and selected markets in Atlantic Canada and the United States.
Prior to joining Northwest Atlantic Russell spent 11 years with two major transportation companies in a sales and general management capacity providing distribution and logistic services to leading Canadian manufactures and retailers. He attended the University of Western Ontario and received a Bachelor’s degree in Psychology and the Massachusetts Institute of Technology for a certificate course in Logistics.
Paul Ferreira has over 14 years experience in the retail real estate and development fields. Paul joined Northwest Atlantic in 1995 after attending Ryerson University’s School of Urban and Regional Planning, and working for a residential condominium developer.
After initiating the market research and planning role at Northwest Atlantic, Paul transitioned into client representation, specializing in accounts involving comprehensive market planning and land development activities. Paul was extensively involved in the expansion program of Costco Wholesale throughout Eastern Canada. In addition, he has been involved in the market planning and expansion of Revy Home and Garden and T&T Supermarkets into Eastern Canada. Paul continues to represent other clients such as Cineplex Galaxy, Prime Restaurants, Dairy Queen Canada, Joeys Restaurants and The Beer Store.
Nick Aspros joined the Toronto Office of Northwest Atlantic in 2009 as Vice President from a Toronto-based global real estate firm and has been in the brokerage business for 25 years. In Nick's first 12 years he specialized in industrial sales and leasing and has completed over 15 million square feet of transactions. Over the past 13 years Nick has specialized in retail leasing and sales. He has acted as the exclusive Broker assisting Linens ‘N Things with their Eastern Canada expansion and has also acted for a number of other high profile clients including the Price Club, Computer City, Metro, Salomon, Lumber Liquidators, NRDC, Pier 1 Imports, Canadian Tire Corporation and The Vitamin Shoppe.
Nick’s main focus is the leasing and sourcing of retail development opportunities within the urban markets of Southern Ontario. He has a Bachelor of Arts degree in Urban & Regional Planning from Ryerson University.
Bryce Dymond and has been in real estate for the past 12 years specializing in retail tenant representation for the past eight.
Bryce proudly represents many high profile retailers such as JYSK Bed Bath and Home, SportChek, Sport Mart, The Shoe Company, The Source by Circuit City, Mr. Lube and Party Packagers, to name a few. The skill and experience Bryce has developed in the industry has allowed him to offer his clients great expansion ideas followed by concrete results. He is able to use his market knowledge, site analysis, and deal negotiation strategies to deliver the most successful and sustainable results for his clients. Bryce’s specialized market knowledge spans not only throughout all of Ontario but across Quebec and into the Maritimes.
Prior to joining the dedicated team at Northwest Atlantic, Bryce spent two years in industrial real estate. He attended the University of Guelph where he graduated with an Honour degree in Urban Geography. Bryce has served on the ICSC Planning Committee for two years and is an on-going member in several trade associations.
Since joining the firm in 2000, Bryce has provided sound strategic advice to his growing list of retail partners and has contributed significantly to new business development. In October 2011, Bryce became a Vice President to the firm.
Ryan joined the Northwest Atlantic Toronto office in 2009 as a Senior Associate. With over a decade of real estate experience Ryan comes to Northwest Atlantic from a Toronto firm where he spent nine years in office leasing in the Greater Toronto Area and subsequently transitioned into retail representation. He has worked with a number of clients including Sporting Life, Amer Sports and New Balance Toronto.
Ryan’s in-depth knowledge of the urban markets of Southern Ontario is beneficial to new and existing Northwest Atlantic clients. Ryan holds a Bachelor of Science degree in Business Management from Elon University in North Carolina.
Michael joined Northwest Atlantic in 2008 as an Associate in the tenant representation side of the business. He joins Northwest Atlantic from a Toronto-based global real estate firm where he spent two years as a tenant representative. He has provided full service real estate solutions for clients across a number of business categories including arts & communications, travel, and legal & financial.
Michael is an Honor graduate of Queen’s University with a Bachelor of Arts in Geography. His strong retail skill-set will compliment the existing strength and depth of the Toronto team and enable the continued growth of the business in Eastern Canada.
Jordana joined the Toronto office in 2006 and after several years performing research and marketing functions she successfully transitioned to an Associate
role in 2011. Prior to joining Northwest Atlantic, Jordana was a Brand Manager
with a global consultancy firm specializing in executive leadership training and
has also held marketing positions within the Canadian sports and entertainment
industry.
Jordana is not only active in the tenant representation side of the business but is
also involved with Northwest Atlantic’s Project Support Services Group where
she is providing marketing and leasing services for new retail developments.
She is a member of the Urban Land Institute Toronto's Young Leaders Group
and is focused on retail development within urban markets across Canada.
Chris joined Northwest Atlantic in 2007 as a Research Associate in the tenant
representation side of the business. In the four years prior to becoming an
Associate, Chris provided strong market insight and site selection analysis
across Eastern Canada for a variety of Northwest Atlantic clients. Over the years
he has worked closely with many of the senior associates at Northwest Atlantic.
Chris is a graduate of Ryerson University and holds a Bachelors Degree in
Geographic Analysis. Additionally, he has completed a post graduate certificate
program from Sir Sandford Fleming College in Geographic Information Systems.
Chris’ knowledge and understanding of the Eastern Canadian retail markets
coupled with his ability to perform technical market analyses is beneficial to new
and existing clients.
Ira Bond joined the Toronto Office of Northwest Atlantic in 2008 as Partner, Project Support Services. Ira joins us from a full service commercial real estate brokerage company where he spent over 10 years as a landlord representative working on a number of large scale retail projects from the ground up.
His client base has included Herefordshire Capital Corporation, Lebovic Enterprises, H&R Developments, Davpart Inc., Mady Development Corporation and Madison Properties. Ira has completed a number of high profile projects including Liberty Village, Eglinton Corners, Gerrard Square and the Queen & Portland redevelopment.
With over 20 years experience in both the retail and industrial sectors of the business, Ira is a senior project-oriented practitioner capable of assisting our client base and driving the growth of our Project Support Services division in Eastern Canada.
Dianne became a Principal of the firm in 2010 having joined Northwest Atlantic in 2002 as Vice President Mall Services. With over 25 years of real estate experience, including 22 years specializing in tenant representation in enclosed shopping centres, Dianne brings an invaluable amount of experience and expertise to the Northwest Atlantic team.
Dianne has worked with a number of leading retailers developing and executing successful real estate strategies for their Canadian growth including Claire’s, bebe, Stokes, Club Monaco, Skechers, Michael Hill, Talbots and Jersey City, to name a few.
She has also dedicated significant time to the International Council of Shopping Centres most recently as the Ontario Provincial Retail Chair 2003, 2004 and 2005. As well she was the ICSC Canadian Convention Co-Chair 2001, 2002 and the ICSC Canadian Convention Program Committee Chairperson in 1999 and 2000.
Dianne has a Bachelor of Business Management Degree from Ryerson Polytechnic University.
David has over 35 years of retail and real estate experience starting as Director of Franchise Retail and Real Estate with Sam the Record Man; a position that resulted in extensive travel and market research across Canada. David then took on the responsibility of Franchise sales and selection of real estate completing more than 130 new store openings across Canada making Sam’s the leader in the industry.
After 14 years with Sam’s, David joined as a Partner with a retail consultant firm in 1989. Eventually, this led David to establish The Leasing Group which he successfully led for 12 years servicing such long term clients as Roots Canada, Danier Leather, Rocky Mountain Chocolate Factory, Caryl Baker Visage Cosmetics and Grafton & Co., along with many other regional clients.
In December 2004 David was very pleased to join forces with Northwest Atlantic as a Partner in the Mall Services Division, resulting in a very impressive client roster and a superior team of experienced professionals.
Sarah has over 19 years experience in the real estate industry previously working with two of Canada’s leading developers prior to becoming the Director of Real Estate for Chapters Inc. Chapters is Canada’s largest book retailer operating bookstores in all provinces under the names Chapters, Indigo, Coles, SmithBooks and World’s Biggest Bookstore. Her portfolio at Chapters included over 425 stores coast to coast and Sarah was responsible for developing and implementing its real estate strategy which included market and location analyses, strategic expansions, relocations, lease renewals, divestments and the coordination of lease administration.
Sarah joined Northwest Atlantic’s Mall Services Division in early 2003 and has represented Lush, The Source, Nandos and Oakley, to name a few. In 2010 Sarah became Vice President to the firm.
Patricia is a Director of Mall Services at Northwest Atlantic. Prior to joining the company in February 2007, Patricia had over 20 years of experience in the retail industry, most recently as the Director of Development, Franchise Relations & Legal at The Body Shop.
During this time, while holding progressive management roles in retail store development and lease negotiations, Patricia forged strong relationships with many leading Canadian landlords. Patricia, who is also well known in the franchising community, is a past Chair of the Canadian Franchise Association. This experience and knowledge of leasing and operational issues is an effective tool to retailers who are both expanding or implementing their Canadian operations.
Since joining Northwest Atlantic, Patricia has successfully transitioned to tenant representation, working with such retailers as The Body Shop, L'Occitane, Okaidi and Eyestar Optical.
Janet Allard joined Northwest Atlantic’s Mall Services Division in 2010 as Director, Mall Services. Janet is a senior real estate professional with over 16 years experience in retail leasing and lease administration, commercial development, and corporate sales. She joined the firm from Liz Claiborne Canada Inc. where she was Director of Real Estate and Legal. Prior to that she held real estate positions at SmartCentres, a retail brokerage firm and land development company.
Janet’s skill set compliments the existing strength of the division and enables the continued growth of the Mall Services business throughout Canada. Further, her in-depth knowledge of the Quebec market is a significant asset to both the Northwest Atlantic team and to the clients that she works with.
